Frequently Asked Questions

Epoxy Flooring Questions

What does epoxy cost for a 20x20 floor?

A 20x20 floor covers 400 square feet, roughly a smaller two-car garage. HomeGuide prices installed epoxy from $4 to $10 per square foot, or $1,600 to $5,800 for a two-car garage. Prep, repairs and the finish decide where your floor falls, and your written estimate is the price.

How much does a 1,500 sq ft epoxy floor cost?

Large floors are priced by the square foot. HomeGuide's installed epoxy range is $4 to $10 per square foot, and HomeAdvisor's range for 100% solids systems on commercial or industrial floors starts at $12 and up. Bigger floors often move faster per foot, but grinding and repairs still scale with size, so we measure and test before quoting.

What are the weak points of epoxy flooring?

Standard epoxy yellows in sunlight, gets slippery when wet if it has no texture, and HomeGuide notes you may wait 2 to 7 days before driving on it. It also fails if the slab has a moisture problem or was not ground. A polyaspartic topcoat, flake texture and a moisture test deal with most of those.

Is it expensive to epoxy a floor?

It costs more than garage paint and less than most tile jobs. HomeGuide puts DIY kits at $200 to $700, but a kit without grinding often peels under hot tires. A professional floor costs more because most of the work is prep, and that prep is what makes it last.

Can hot tires pull up an epoxy garage floor during a Texas summer?

Hot tire pickup happens when a soft or poorly bonded coating grips a hot tire and pulls away. It is mostly a prep and product problem. Grinding the concrete, using a coating system with a hard topcoat and waiting the full cure time before parking keeps the bond in place.

When is the right season for an epoxy install in San Antonio?

We install all year. Spring and fall give the widest window, while summer jobs often start early in the day to beat the heat. San Antonio gets about a dozen nights below freezing a year, so in winter we watch slab temperature and plan around cold fronts.

Do you need to test my slab for moisture?

Yes. Moisture rising through the slab ranks near the top of the reasons coatings bubble or lift, and wet weeks in spring and fall can raise readings. The test takes little time and shows us if an ordinary primer will do or if the slab calls for a moisture-tolerant one.

Garage Floor Coatings Questions

When can the car go back on a freshly coated garage floor?

That comes down to the system. Per HomeGuide, standard epoxy may need 2 to 7 days before driving, while polyaspartic is usually ready for vehicles in about 24 to 48 hours. We give you the exact times for your floor in the quote.

Can you coat over the paint or epoxy that is already on my garage floor?

Usually not. If an old coating is peeling anywhere, it will keep peeling under the new one. We grind off loose or failing coatings and price that removal in the quote.

Will a flake garage floor be slippery when wet?

The flake itself gives texture, and a fine grit mixed into the clear coat adds more traction. That helps at the door, where blowing rain and wet tires come in.

Does a pro garage floor coating beat a DIY kit?

DIY kits run $200 to $700 in HomeGuide's numbers, and they can look fine at first. Most kits skip grinding and go on thin, which is why they tend to peel where hot tires sit. A professional system costs more because of the prep and thickness.

What colors can I choose?

Flake comes in many blends, from light grays and tans to darker mixes. Lighter blends show less dust and feel cooler in a sunny garage. We bring samples to the estimate.

Flake Epoxy Floors Questions

Is a flake epoxy floor the same as a chip floor?

Yes. Flake, chip and vinyl flake are three names for one idea: colored vinyl chips thrown into wet resin, then locked under clear topcoat.

Does flake make a floor more durable?

A full broadcast adds a layer of body to the coating and hides scratches and small dents well. The bond to the concrete and the topcoat still do most of the work, which is why grinding and a good clear coat matter.

Can a flake floor go outside on a patio?

Yes, as long as the topcoat is UV-stable and the surface has grip for wet feet. Covered patios and outdoor kitchens are a good fit. Uncovered decks in full sun need a careful color choice so the surface does not get too hot.

How do I clean a chip floor?

Sweep or dust mop often, and wash with a gentle cleaner and a soft-headed mop. Skip harsh acids and stiff wire brushes. Fluids wipe up because the coating keeps them out of the concrete.

Polyaspartic Floor Coating Questions

Is polyaspartic better than epoxy?

For floors that see sun or need to be back in use fast, usually yes, because it resists UV and cures quickly. Epoxy builds thickness faster per coat and can cost less, so plenty of floors combine them, with epoxy underneath and polyaspartic as the final coat.

How fast can I use the floor?

Bob Vila's numbers are about 3 to 4 hours for foot traffic and about 24 hours for cars. HomeGuide puts heavy vehicles at about 24 to 48 hours. We give you times for your exact system.

Can I apply polyaspartic myself?

It sets very fast, which makes it hard to spread evenly without experience. Bob Vila calls it a poor DIY choice. Heat shortens the working time further.

What lifespan can I expect from polyaspartic?

HomeGuide gives 10 to 20 years or more for a properly installed floor. Prep, use and care make the biggest difference.

Metallic Epoxy Flooring Questions

Does metallic epoxy hold up on a garage floor?

It can, but sun through an open door can yellow epoxy over time, and hot tires and dropped tools are hard on a glossy finish. If you want metallic in a garage, we use a UV-stable clear coat and talk through the wear you should expect.

Is a metallic floor slippery?

A high-gloss floor is smooth, especially when wet. A fine anti-slip media can be mixed into the clear coat, or a satin finish can be used, for more grip.

Does metallic epoxy work on top of tile?

We do not coat over tile. Grout lines and loose tiles show through and can crack the coating. We remove the tile and grind the slab first.

How many days does a metallic floor install take?

Most rooms take several days counting removal, grinding, repairs, coats and cure. We give you a schedule in the quote.

Commercial & Shop Epoxy Questions

What is the best coating for a warehouse floor?

Most warehouses with forklift traffic need a thick 100% solids epoxy or a similar industrial system, with joint repair and often an aggregate for grip. The right build depends on loads, chemicals and cleaning.

Is it possible to coat our floor while we stay open?

Often, yes. We can work in zones, after hours or on weekends, and use fast-cure systems in areas that must reopen quickly.

Do you coat commercial kitchens?

Yes. Kitchens need a textured, seamless floor that handles hot water and cleaners, and we can turn the coating up the wall as a coved base.

What about a detached shop or barn?

We coat home shops, barns and work garages. A thick base with flake or quartz, finished with a topcoat made to resist chemicals, stands up well to jacks, tools and fluids.

Patio & Pool Deck Resurfacing Questions

Does a resurfaced pool deck get too hot for bare feet?

Dark and glossy finishes get hot fast. Lighter, textured finishes such as cool-deck style coatings stay more comfortable, and HomeGuide notes Kool Deck helps lower surface temperature.

Can you resurface a cracked pool deck?

Usually, yes. Stable cracks are filled and covered by the new surface. Cracks that keep moving may come back, and we will tell you if a section needs repair first.

Is epoxy good for an outdoor patio?

Standard epoxy yellows in sun, which is why it never goes on as our outdoor finish coat. Covered patios do well with flake polyaspartic, and open decks with textured overlays.

When can we get back to swimming and using the deck?

It depends on the system and weather. Most outdoor coatings need a day or more before foot traffic and longer before furniture. We give you the times in the quote.
